Calgary Housing Market Update – August 2026

As summer comes to a close, Calgary’s housing market continues to experience slower sales activity and fewer new listings compared with 2025 levels. In August, Calgary recorded 1,660 residential sales, down 16 per cent from last year, while 3,141 new listings came onto the market, nearly 10 per cent fewer than in August 2025.

The slowdown in sales has not been consistent across all price ranges. Homes priced above $1 million continued to record year-over-year gains, primarily driven by detached and semi-detached properties. Improved supply choice at the higher end has supported increased activity in this segment.

Calgary’s inventory eased compared with both July and August 2025, reaching 6,509 units

Calgary Housing Market Update – May 2026

Calgary’s housing market continued to shift toward balanced conditions in May, as rising inventory and slower sales activity provided buyers with more options across most property types. While overall market conditions remain stable, significant differences continue to exist between detached homes and apartment-style properties, with detached homes remaining relatively strong and condominiums increasingly favouring buyers.

May recorded 2,162 sales, down 16 per cent from last year, as higher inventory levels and softer demand continue to move the market away from the highly competitive conditions experienced in recent years. Although new listings eased compared to last year, inventory levels remained elevated,…

Balanced market overall, with condos still favouring buyers

Calgary’s housing market continued its seasonal spring momentum in April, with both sales and inventory rising compared to March. While overall conditions remain relatively balanced, the story continues to differ depending on property type.

April recorded 2,104 sales, down six per cent from last year, as the market continues to normalize following a period of strong migration-driven demand. Sales activity increased compared to February but remained 13% lower than the same time last year, reflecting changing demand patterns and increased inventory in some segments.

Calgary Housing Market Update – January 2026

A Cautious Start to the Year

January opened with typical seasonal conditions across Calgary’s housing market, as both buyers and sellers took a measured approach ahead of the spring market. While overall sales declined year-over-year, activity levels remained in line with long-term January norms, and the market continues to reflect the broader shift toward balance that began in the second half of 2025.

Calgary recorded 1,234 sales in January, down 15% from last year, with the steepest declines seen in higher-density housing. At the same time, sellers were quicker to list, pushing the sales-to-new-listings ratio down to 44% and lifting inventory to 4,391 units, the highest January level since 2020.

Calgary Housing Market Update – December 2025

A Year-End Shift Toward Balance

As we close out 2025, Calgary’s housing market has clearly transitioned into more balanced conditions after several years of strong seller-driven activity. While sales slowed compared to last year, rising supply throughout the year helped ease pressure on prices and competition, particularly in higher-density housing.

Inventory improved across all segments in 2025, supported by record-high housing starts and increased new listings. At the same time, demand moderated due to slower migration growth and ongoing economic uncertainty earlier in the year. Together, these factors helped move the resale market into balance by the second half of the year.
