Your Step-by-Step Guide to Buying a Home in Calgary
Buying a home is one of the biggest financial and lifestyle decisions you’ll ever make — and with the right plan and the right team, it can be an exciting and empowering journey. At Reeves & Associates eXp Realty, we’ve helped hundreds of families find their perfect home, and we know that a clear process takes the stress out of the experience.
Here’s what you can expect when buying a home in Calgary, step by step.
Step 1: Start With Clarity
Before you begin touring properties, take time to define your wants vs. needs, budget, and long-term goals. A strong foundation leads to smarter decisions and fewer surprises along the way
Step 2: Partner With a Trusted Buyer’s Agent
When you work with a REALTOR®, you gain an advocate who represents your best interests. Your agent has a legal duty to act with loyalty, confidentiality, and full disclosure — negotiating the best possible terms for your purchase and guiding you through every stage
Step 3: Get Pre-Approved
Knowing your buying power is essential. A mortgage pre-approval gives you clarity on your budget, makes your offer stronger, and speeds up the process once you find the right home
Step 4: Touring Properties
Once you have your budget set, it’s time to explore homes that match your criteria. Touring several properties gives you a real sense of the market and helps you refine your priorities. We’ll also provide market data so you can make informed decisions
Step 5: Making an Offer
When you find “the one,” we’ll help you craft a competitive offer that reflects current market conditions. This includes price, deposit, possession date, and any necessary conditions (such as financing or a home inspection).
Our goal: protect your interests while putting you in the strongest possible position to secure the home
Step 6: Conditions & Due Diligence
Once your offer is accepted, you’ll typically have 10–14 days to complete your financing, home inspection, and any other due diligence. If everything checks out, we’ll move forward to a firm agreement
Step 7: Firm Agreement & Final Steps
After your conditions are waived, your purchase becomes firm. Our brokerage will work with your lawyer to finalize the closing documents. About a week before possession, you’ll meet with your lawyer to sign everything and bring your remaining funds
Step 8: Home Inspection & Closing Costs
A professional home inspection helps you understand the property’s true condition before finalizing the deal. Don’t forget to budget for closing costs, such as lawyer’s fees, property tax adjustments, insurance, and, if applicable, condo document review
Step 9: Possession Day
On possession day, your lawyer transfers funds, and once the keys are released — you officially own your new home. It’s time to celebrate and settle in!
Step 10: Empower Yourself With Knowledge
The more you understand the buying process, the more confident you’ll feel every step of the way. Our team is here to advise, protect, and guide you from the first viewing to the moment you get the keys
