How to Purchase a New Home in Calgary

Below is a quick step by step summary of things to consider when you are shopping.
1.) It is important to first narrow down the area in the city or the communities that you are most interested in living in. It is important to do your research on each community to make sure it offers the amenities and overall lifestyle you require. With all the Showhomes available to visit you can start to get off track by looking at too many home designs and get lost in the designs.
2.) Once you have narrowed down the area and community you prefer it is time to start comparing New Home Builders and what they have to offer. Each builder will offer different finishing’s, layouts, home efficiencies and ability to make changes. You will want to review the home specifications closely to truly compare what each home offers and that you are comparing apples to apples.
3.) Selecting your homesite. Not all sites are the same, you will have the option to select from Level Homesites, Walkouts sites, Sites with Rear lanes, corner sites. Each community will have different homesite options available to choose from.
4.) Understanding possession dates and if this is important to you. Each builder is different and build times can range from 6 months to 12+ months depending on the property and home design.
5.) Down Payment. The Builder will require a minimum of 5% down payment to get the new home building process started. Again, each builder is different in what they require and if there will be additional deposits needed throughout the building process.
6.) While your home is under construction, there will be scheduled opportunities for you to visit your new home and tour with the sales or construction team. You will also complete your home orientation walkthrough, typically one week prior to possession as well as another walk through on your possession day.
