Inventory levels grew 76% year-over-year in February, reaching 4,145 units. Most of the increase was in homes priced under $500,000, driven by gains in the apartment and townhouse sectors. The months of supply stood at 2.4, similar to January but more than double last year, with apartments having the highest supply at 3.1 months.

February saw 1,721 sales, 19% lower than last year but above historical averages. New listings totaled 2,830, aligning with typical February levels. The sales-to-new listings ratio was 61%, higher than usual but below the past three years.

“Despite more listings, sales were down from last February, signaling a shift away from the recent seller's market,” said Alan Tennant, President and CEO of CREB®. “This slowdown is easing price growth, which is good news for buyers.”

The February residential benchmark price was $587,600, stable compared to late 2024 and up 1% year-over-year. Prices varied, with the East district seeing over 3% growth, while City Centre and North districts saw declines.
