Economic uncertainty, fueled by tariff threats, has dampened consumer confidence and slowed housing activity in March. Sales dropped 19% year-over-year to 2,159 units, with the largest declines in higher-density properties.

“We expected a pullback due to uncertainty,” said Ann-Marie Lurie, CREB® Chief Economist. “However, sales are still stronger than pre-2020 levels, despite easing demand. Increased listings and rising inventory have shifted the market toward balance, after four years favoring sellers.”

Over 4,000 new listings in March caused the sales-to-new-listing ratio to fall to 54%, boosting inventory to 5,154 units and pushing the months of supply to 2.4. While supply is still limited across property types, conditions now support a more balanced market.

Improved inventory has eased pressure on home prices. The residential benchmark price held steady at $592,500, with detached and semi-detached homes maintaining peak prices, while apartment and row-style homes saw slight price declines from last year.
